Syska has a proven track record in complex mixed-use developments where office, residential, retail, and hospitality components have distinctive design requirements, necessitating phased design and construction schedules over the course of years.

Our approach is to avoid overdesigning systems. We design building systems within one structure that has multiple occupancies and uses. We address each component—office, residential and hospitality—separately; MEP, fire protection and vertical transportation systems operate independently yet congruently within the single building.

Sustainability

We deliver sustainable designs to reduce energy consumption, offset operational expenses and meet local code requirements. For Lotte World Tower, which features office, residential, retail and hospitality components, Syska designed a solar panel array and located micro-turbines on the roof to generate on-site power as required by the city of Seoul. Heat reduction for the HVAC system reduces power consumption by four percent by tapping into the city’s adjacent aqueduct system, in effect “borrowing” the ambient cooling of the water source by running it through the system before returning it to the aqueduct.

To achieve water savings of 30 to 40 percent, we designed the system to recycle greywater into potable water for the Century Plaza New Century development in Los Angeles. This multi-billion dollar, phased, mixed-use project will also exceed the local Title 24 energy code requirements for energy savings by 10 to 15 percent upon completion.
